A pool inspection is a professional evaluation of your pool's structure, equipment, plumbing, and safety features. Peachy Pools provides pool inspection services in Cobb, Paulding, and Cherokee counties in Georgia for homebuyers, current pool owners, and anyone who wants an honest assessment of their pool's condition before investing in repairs or maintenance.

I am Corey Adams, owner of Peachy Pools, and I have inspected hundreds of residential pools across Kennesaw, Marietta, Smyrna, East Cobb, and the surrounding area over the past 15 years. Whether you are buying a home with a pool, opening for the season, or wondering why your water chemistry will not balance, a thorough inspection gives you a clear picture of what is working, what is not, and what needs attention before it becomes an expensive problem.

What Does a Pool Inspection Include?

A complete pool inspection covers every system and component that affects the pool's safety, function, and longevity. Here is what I evaluate during a full inspection in the Cobb County area:

๐Ÿ”

Complete Pool Inspection Checklist

  • Pool shell and surface โ€” cracks, delamination, staining, plaster wear, or vinyl liner damage
  • Pool deck and coping โ€” settling, trip hazards, expansion joint condition, drainage grading
  • Pump and motor โ€” age, noise, flow rate, prime retention, electrical connections
  • Filter system โ€” pressure readings, media condition, tank integrity, backwash valve function
  • Heater โ€” ignition, heat output, heat exchanger condition, gas line connections, error codes
  • Plumbing โ€” visible pipes, valves, fittings, signs of leaks or past repairs
  • Electrical โ€” GFCI protection, bonding, grounding, timer/automation system function
  • Safety features โ€” fence and gate compliance, drain covers, ladder anchors, depth markers
  • Water chemistry โ€” pH, chlorine, alkalinity, CYA, calcium hardness, TDS, metals
  • Skimmers, returns, and main drain โ€” flow rate, condition, proper cover installation

When Do You Need a Pool Inspection?

Not every pool owner gets regular inspections, but there are specific situations where skipping one can cost you thousands of dollars. These are the most common reasons homeowners in Georgia schedule pool inspections:

๐Ÿ

Buying a Home with a Pool

A standard home inspection does not cover pool equipment, plumbing, or water chemistry in any meaningful detail. A dedicated pool inspection before closing can reveal hidden problems โ€” cracked underground plumbing, failing pumps, non-compliant safety features โ€” that could cost $2,000-$10,000+ to fix. In Georgia, sellers are not required to disclose pool equipment condition.

๐ŸŒธ

Spring Pool Opening

After a Georgia winter, freeze damage to plumbing and equipment is common but not always visible. An inspection before starting the system catches cracked pipes, damaged seals, and corroded components before they cause flooding or equipment failure. See our spring pool opening checklist for the full process.

๐Ÿ’ง

Persistent Water Problems

If your pool keeps turning green, losing water faster than normal, or will not hold chemical balance despite regular treatment, there is usually an underlying cause that standard maintenance will not fix. An inspection identifies root causes like hidden leaks, failing filtration, or plumbing problems.

โฐ

Pool Equipment Over 8 Years Old

In Georgia's climate, pool equipment ages faster than in milder regions. Pumps, heaters, and salt cells that are 8-10+ years old often have components approaching failure. A proactive inspection helps you plan replacements on your timeline rather than dealing with emergency breakdowns in July when every pool company is booked solid.

Pool Inspection Issues Specific to Georgia

Georgia's climate creates pool problems that inspectors in other states rarely encounter. After inspecting pools across Cobb, Paulding, and Cherokee counties for over 15 years, these are the Georgia-specific issues I find most often:

Red Clay Staining and Soil Movement

Georgia's red clay soil is one of the biggest challenges for pool owners in this area. Clay runoff stains pool surfaces and clogs filters, but the bigger concern is soil movement. Red clay expands significantly when wet and contracts when dry. Over years of seasonal cycles, this shifting can crack pool shells, move underground plumbing, and cause deck settling. Pools in Dallas, Hiram, and parts of Paulding County sit on especially heavy clay and are more susceptible to these problems.

Pollen Season Damage

North Georgia's pollen season โ€” typically late February through April โ€” dumps massive amounts of pine and oak pollen into pools. A single week of heavy pollen can overwhelm filtration systems, clog skimmer baskets, and crash chlorine levels. During an inspection after pollen season, I check for clogged filter media, strained pump motors from running overtime, and water chemistry that has been knocked out of balance. For ongoing pollen management, see our pollen season pool maintenance guide.

Freeze-Thaw Damage

While Georgia winters are mild compared to northern states, we get enough freezing nights โ€” especially in Canton, Woodstock, and northern Cherokee County โ€” to cause real damage. Water trapped in plumbing, pump housings, or filter tanks can freeze and crack these components. The damage often is not obvious until spring when the system is turned back on and starts leaking.

Heat Stress on Equipment

Georgia summers routinely hit 95ยฐF+ for weeks at a time. Pool pumps running 10-12 hours per day in direct sunlight overheat and wear out faster than in cooler climates. During inspections, I check motor temperature, bearing condition, and capacitor health โ€” components that degrade faster under sustained heat stress. Equipment that might last 12-15 years in a northern climate often needs attention in 8-10 years here.

Pool Inspection for Homebuyers in Georgia

If you are buying a home with a pool in Cobb County, Paulding County, or Cherokee County, getting a dedicated pool inspection is one of the smartest investments you can make. A standard home inspection typically notes that a pool exists and whether the pump turns on, but it does not evaluate equipment condition, remaining lifespan, plumbing integrity, or safety compliance.

Here is what a pre-purchase pool inspection can reveal that a home inspection will not:

  • Equipment age and remaining lifespan โ€” A pump, heater, or salt cell nearing end of life could mean $1,000-$3,000 in replacements within the first year
  • Hidden leaks โ€” Underground plumbing leaks can waste thousands of gallons of water and cause yard erosion without obvious surface signs
  • Safety compliance โ€” Pool fencing, gate latches, drain covers, and electrical bonding that do not meet current Georgia code can be expensive to bring into compliance
  • Surface condition โ€” Plaster, pebble, or vinyl liner condition determines whether you are looking at $0 or $5,000-$15,000 in resurfacing costs
  • Past repairs โ€” Signs of previous repairs reveal the pool's history and hint at recurring problems

A pool inspection before closing gives you leverage to negotiate repairs, price adjustments, or seller concessions. I have seen pool inspection findings save buyers $3,000-$8,000 on their purchase price.

How Much Does a Pool Inspection Cost in Georgia?

Pool inspection costs in the Cobb County and metro Atlanta area typically range from $150 to $350 depending on pool size, equipment complexity, and the scope of the inspection. A basic equipment and safety inspection is on the lower end, while a comprehensive inspection including leak detection, water chemistry analysis, and detailed reporting is on the higher end.

Compared to the cost of discovering major problems after you have already bought a home or started a season with failing equipment, a $200-$300 inspection is inexpensive insurance. Most issues I find during inspections cost 10-50x more to fix than the inspection itself.

Can I Inspect My Own Pool?

You can check some things yourself โ€” water chemistry with a test kit, visible cracks in the deck or shell, pump noise, and filter pressure readings. But a professional inspection covers things that require experience and specialized tools:

  • Pressure testing plumbing lines for hidden leaks
  • Evaluating motor bearing condition by sound and vibration
  • Checking electrical bonding and grounding with a multimeter
  • Assessing remaining equipment lifespan based on model, age, and wear patterns
  • Identifying early signs of structural problems in the shell or deck
  • Evaluating safety feature compliance with current Georgia pool safety code

If you are comfortable with basic pool chemistry and visual checks, a self-inspection can help you stay on top of obvious issues between professional inspections. For anything involving equipment evaluation, leak detection, or safety compliance, a professional inspection is worth the investment.
